Site Guidance
What it takes to make land buildable.
Every Ozark lot is different. Here's what we evaluate and plan for before construction.
Site prep & clearing
Tree removal, grading and building pad prep. Northwest Arkansas rock and slope can affect cost — we assess it before you commit.
Utilities
Electric service runs, water meter or well, and gas or all-electric options. We confirm availability and distance to service.
Septic or sewer
Rural lots usually need a septic system designed around a perc/soil test. In-town lots may tie to municipal sewer.
Driveway & access
Driveway length, culverts and county or city entrance requirements are planned and priced early.

FAQ
Building on your land in NWA — answered.
Yes. We build on owner-supplied lots throughout Washington County (Farmington, Fayetteville, Prairie Grove, Springdale) and Benton County (Rogers, Bentonville, Centerton). We start with a free lot evaluation to confirm the land is buildable and what site work it needs.
We review access, slope, drainage, soils, utility availability, septic feasibility, easements, setbacks and any subdivision covenants. You get a plain-English summary of what it will take to build.
If your lot isn't served by public sewer, a soil/perc evaluation is generally needed to design a septic system. We help you schedule it and plan the system location around the home.
It varies widely based on clearing, rock, driveway length, utility distance and septic design. Rather than guess, we price site work specifically for your lot and include it in your fixed-price proposal.
Absolutely. Bring your plan and we'll review it for your lot, local codes and budget. You can also choose one of our plans or have us modify one.
A construction-to-perm loan funds the build in stages (draws) and then converts to a regular mortgage when the home is complete — typically one application and one closing. Your owned land can often count toward equity.
Often, yes. Many lenders allow equity in land you already own to count toward your down payment. Your lender will confirm how it applies to your situation.
